We’re a small but mighty neighborhood of 44 homes, and we’re proud of the strong sense of community we’ve built together. Throughout the year, we host a variety of events and activities that bring neighbors together, and we hope you’ll join in and be part of it all!

Each year at our annual meeting, we come together to plan what we’d like to focus on as a community. If you have ideas or want to help shape our future, we’d love to see you there—your voice matters!
HOA FEES DUE JUNE 1st, 2025
Annual HOA Dues Notice – 2025
This is a reminder that HOA dues of $250.00 for the year 2025 are due by June 1st. All homeowners will receive a mailed notice prior to the due date.
If you need to arrange a payment plan, please contact our HOA Secretary in advance. We understand that circumstances vary, and payment options are available for those who need them.
Please note: A $10.00 late fee will be added each month the dues remain unpaid after the deadline. This fee will continue to accrue until the full balance is paid.
Your dues directly support the upkeep and improvement of our green spaces, as well as essential HOA insurance and community needs. Thank you for your continued support and dedication to keeping our neighborhood well-maintained and welcoming.

Green Space Improvements Update 8/4/2025
As we've continued to share each step in the process of improving our green space, we want to thank you for your feedback and involvement. After careful consideration during our recent board meeting—and in response to concerns about the cost and short notice of a proposed October repair—we've decided to take a slower, more manageable approach.
Instead of requesting a large sum this fall, we will move forward with smaller repairs using the funds we currently have. This includes replacing broken sprinkler heads and making gradual updates as the season progresses. While this approach may take more time, it allows us to stay within budget and avoid placing additional financial strain on homeowners.
We appreciate your continued patience as the green space may go through some rough patches during this process. Our goal is to end up with a functional and sustainable system we can all afford and be proud of.
Thank you to everyone who reached out with your concerns and ideas. We are also actively exploring potential funding options, including grants and fundraisers for the coming year.
Most importantly—we’re happy to announce that NO additional fees will be required for this year.

Yearly Overview of Community Activities & Expectations
At Durango HOA, we strive to foster a safe, welcoming, and well-maintained community. Below is an outline of what typically happens throughout the year and how you can stay involved:
Spring

Annual HOA Meeting: Held each spring to review our budget, vote on how HOA funds will be used, discuss planned events, and explore ways to improve safety and quality of life in the neighborhood.

Watering Season Begins: HOA fees, due by June 1st, help cover the cost of maintaining our green spaces, including summer watering.

Community Event Planning: We plan one or more community events each year based on ideas shared at the annual meeting.
Summer

Slow Down for Safety: With school out and more children outside, please drive slowly and cautiously throughout the neighborhood.

Yard Sales & Clean-Up: Yard sales are encouraged! Please remember to remove all signs and clean up at the end of the weekend.

Lawn Maintenance: Keep your lawn mowed and weeds under control. Residents may receive notices from the HOA if upkeep is not maintained.
Fall

Trick-or-Treating: Our neighborhood is popular for Halloween! If you do not wish to participate, please turn off your porch light.

Fall Clean-Up: As city-provided yard waste bins are removed in November, please take advantage of early fall to tidy up your property.
Winter

Snow Removal: Homeowners are responsible for shoveling their driveways and sidewalks to keep our community safe during snowy months.

Christmas lights may remain up from October-February.
Green Space Use
The shared green space is open for use by all homeowners. Please enjoy it responsibly and understand that you are liable for any activity during your use. Be sure to clean up after yourself and leave the area better than you found it.
